How long does a water heater last?
Tank units commonly last 8–12 years; tankless units run 20 or more with annual descaling. A tank past 10 years with rust-colored hot water or moisture at the base is on borrowed time — replace it before it fails, not after it floods the basement.
Tank or tankless — which is right for my home?
Tankless gives endless hot water and saves space, but needs a properly sized unit and often a larger gas line. Tank units cost less up front and work with any fuel. We size either from your actual usage, not a rule of thumb.
What drives the cost of a water heater replacement?
Fuel type, venting, gas piping, and any code-required upgrades (like an expansion tank) all move the price. We quote it up front once we see the install.
Can you replace a failed water heater quickly?
